My calculations results in her needing the following number of ranks: +1 luck to all skill from her Swallowtail Bracers +6 to bluff, disguise and sense motive (from her levels in Master Spy) +3 from all her skills being a class skill (fly, from having a fly speed, everything else except acrobatics from Master Spy and presumably acrobatics instead of intimidate from the succubus since that is no longer "thematically fitting as the outsider type specifies" and we need the bonus). +4 to disguise and bluff from deceitful (assuming at least 10 ranks) +8 racial to bluff and perception (from being a succubus) However after adding all her various bonuses ie.

They appear to also be a redistribution of her skill points from her racial hit dice 8*(6+int) plus those from her class level 6*(6+int+1 for favored). Her skills on the other hand are a lot tougher. Her feats pretty simple through they aren't based on the default succubus, but instead directly on her HD (you can also do this with default monsters if you feel like it to make them a bit more special, just watch out for bonus feats.) I think I've spotted the problem (assuming you're 2 points short on CON - I don't have the final stats): when applying the elite template, you applied only one +4 (to STR) and three +2's (to DEX, CON and CHA), instead of two of each. She is also a unique creature so her stats and abilities may not follow the build rules presented. Which is fairly accurate for an NPC in this AP. So all but con (or any physical stat)is supported by rules. This is a +4,+4,+2,+2,0 and -2 to your choice of stats.
